How to know if the neighborhood is safe

How can I research if the neighborhood is safe when buying a home in Arizona?

There are so many things that you need to pay attention to when buying a home. The house must suit your tastes and budget, fulfill any special requirements that you may desire and the location must meet your needs. The safety of the neighborhood is also an important factor that many of us pay little attention to. If you are moving to a new area, you must be aware of the local crime rate and whether you can deal with staying there for a long term.

Neighborhoods are important

Today’s home buyers are looking for a lifestyle as well as a house. The neighborhood, most of the time is a major consideration, especially knowing that the neighborhood is safe. I think I’ve been asked the question about whether a neighborhood is safe more times than I can count. Unfortunately, as much as we may have opinions to give people, as Realtors®, we can’t give those kinds of recommendations. One thing I can and will gladly do is point you to the sources for the answers to your questions. Here are a few good ones:

Maricopa County Sheriff’s Website

Maricopa County Sheriff’s Office has partnered with BAIR Analytics to provide public crime mapping to their public through RAIDS Online. RAIDS Online makes it easier for Maricopa County residents to keep track of crime in their area. BAIR offers the public crime mapping service at absolutely no cost to the department or the public as a way to give back to the community. Any city or county in Arizona can provide public crime mapping and anonymous tips to their public through www.raidsonline.com at no cost.

National Sex Offender public website

The National Sex Offender Public Website (NSOPW) is one of the very best resources for parents moving to a new neighborhood. The website is free and provides information on registered sex offenders in the area. Not only can you look up your current neighborhood to check for nearby offenders, but you can also investigate any potential new neighborhoods before relocating to an area

Pick up the phone

You can also call the police department closest to an address you are looking at. Ask them about a neighborhood, they are more than happy to provide you the information.

Tour the neighborhood

A safe neighborhood is usually well kept, with residents who look after the neighborhood, each other and take pride in their surroundings. When touring a potential neighborhood, take note of broken windows, overgrown yards, run-down homes and fences. While most neighborhoods may have one or two unsightly homes, a large number could signal an unsafe environment. If you can, drive the area at different times of day.

Talk to the neighbor

Few methods are as effective as a simple conversation. Take a moment to introduce yourself to potential neighbors and ask for their opinion on the neighborhood. Ask if it is a place they would recommend for you and your family, and if they have any concerns about safety. Most people are eager to help. You’ll find yourself feeling welcomed by your new neighborhood in no time.
